Reuben Warshawsky

reubenReuben C. Warshawsky is a co-founder of CLG Realty Partners and has been involved in real estate and corporate transactions for over 25 years, with a wide range of experience in all aspects of real estate acquisition, ownership, management, operations, leasing, financing and disposition. In particular, he has been involved as both a buyer and a seller of assets, and has negotiated financing transactions and loan documents as a borrower and as a lender representative. Reuben has extensive experience in capital structuring, including equity and preferred equity, conventional financing, securitized financing, mezzanine debt, bridge loans, wrap-around financing, subordinated debt and credit lines. Before founding CLG Realty Partners, Reuben was a principal and Chief Operating Officer with DeNovo Properties LLC, where he directed the underwriting and due diligence efforts for the acquisition, remediation and repositioning of environmentally distressed properties. Prior to joining DeNovo Properties, Reuben was Chief Operating Officer for Zeller Realty Group ("ZRG"), a Chicago based real estate company, specializing in ownership, management and leasing of office buildings in the Midwest. During his six years in that role, Reuben managed all aspects of the company's business, including acquisitions and dispositions, investor relations, asset management, property management and financing for both company lines of credit and property acquisitions. Under Reuben's supervision, ZRG completed over $340,000,000 in acquisitions, including over $275,000,000 in acquisition financing, and over $355,000,000 in dispositions. During this time period, ZRG also closed over $225,000,000 in refinancing transactions. Before he moved to ZRG, Reuben was a partner with Neal, Gerber & Eisenberg, handling real estate and corporate transactions throughout the United States. Reuben received both his Bachelor of Arts degree and his law degree (J.D.) from the University of Pennsylvania. He is a licensed attorney in Illinois and is a licensed real estate broker in Illinois and Wisconsin.


David Rosen

davidDavid E. Rosen is a co-founder of CLG Realty Partners and has over 25 years of experience in financial, operational and strategic planning leadership positions with public and private companies. His investment banking experience is extensive and includes participation in the restructuring of over $1 Billion of unsecured debt on the Sears Tower in 1994 and the strategic repositioning of Sears that led to the sale of Coldwell Banker and Allstate in 1992. In August of 1998 David joined the start-up retailer The Great Indoors - a high-end home decorating, remodeling division of Sears - as its head of finance and helped grow it from $50 Million to over $500 Million in sales. He later became head of its retail installation business overseeing 200 employees and $20 Million in revenues. After his 12 years at Sears, David left to join Michael P. Kahn & Associates, the leading investment banker in the homebuilding sector. While at MPKA, David was involved in numerous buy and sell transactions that yielded his clients over $250 Million in proceeds. David formed Long Grove Capital in 2007 to assist homebuilders and developers through the complex mergers and acquisitions process, to raise capital and to provide operational assessments and support. From 2007 to 2009 David helped dozens of his clients navigate through the most difficult economic environment since the Great Depression. Since 2009 David has partnered with Reuben Warshawsky to acquire financially distressed properties. Their first venture was the acquisition of 33 condominium units at the Mallinckrodt in 2009, a luxury development in Wilmette, Illinois. They continue to pursue a wide variety of real estate opportunities, including multi-family, condominium, office and retail. David has a Masters of Business Administration from the University of Chicago and his Bachelor's Degree from the University of Wisconsin, Madison.
